The Acorn Guide to Renting: Our 10 Top Tips to make Renting Really Easy
1. The Contract:
If you sign a Contract each, you have a separate Tenancy but if you (both/all) sign the same Contract, you have a Joint Tenancy which means if one person leaves or doesn’t pay, you will have to pay it – That goes for any Guarantors (usually parents) involved too. Your Landlord can request the deposit be forfeited to pay for any rent owing or damage to repair at the end of the tenancy.
2. The Rules:
Make sure you know if the Rent includes any Bills, if you can leave before the end of the agreed term, how much Notice you need to give & if you are allowed to have pets, guests, or smoking in the property…
3. The Deposit:
Your landlord should protect your deposit in a Government Approved Scheme, and then tell you where it is held, within 30 days of moving in. This could be; the Deposit Protection Service, My Deposits or the Tenancy Deposit Scheme. They all have a process to resolve any disputes.
4. The Inventory:
The list of contents provided in the property, like: furniture, carpets, curtains, appliances, crockery and cutlery; and it should tell you the condition; so any existing stains, damage or wear to paintwork, walls and carpets. Getting your Deposit back could depend on the accuracy of this.
5. The Bills:
Don’t forget you will need to pay for Gas, Water, Electricity, TV Licence, Telephone, Broadband, and Council Tax (Full time Students don’t need to pay Council Tax, but you need to claim it as a discount – it’s not automatic)
6. The Safety:
If 5 or more people are sharing your Landlord may have to register a “house in multiple occupation” (HMO) licence to cover things like Fire Safety. You should see a Gas Safe Certificate for all Gas appliances every 12 months and make sure you have a Smoke Alarm and a Carbon Monoxide Detector installed.
7. The Insurance:
Make sure you have your possessions covered by a Contents Insurance, just in case. It is also advisable to have Accidental Insurance Cover for the Landlords Fixtures and Fittings. Laptops are very expensive to replace (and back up your Coursework to Skydrive, or Dropbox; it would be terrible to lose all your work)
8. The Flatmates:
Choose them carefully because if they leave, you will have to cover their share of not only the Rent, but all the Bills as well.
9. The Repairs:
Keep any emails/letters/receipts about repairs you make while you are there and always get them agreed by the landlord in writing first, before you pay for them.
10. The Move Out:
Don’t forget you will have to clean – and possibly tidy the garden – before you leave, so don’t plan to move out at 10pm on the last day of the Contract. Give yourself (selves) an extra day for the empty clean up.
